The Ward Tract is a well-stocked timberland
property located in the heart of the recreational
landscape of Marylands Eastern Shore. The
property is a pure pine plantation abutting
agricultural and forest lands with some residential
development. The tract is located 11 miles west of
Salisbury on State Route 349 / Nanticoke Road.
Recreational opportunities exist both on and off
the property. Sandy Hill Camp and the Nanticoke
River tributary of Chesapeake Bay are just three
miles to the west and the Quantico River lies just
north of Royal Oak Road. There is an existing hunt
lease on the property that may be terminated or
extended at buyers discretion. Property taxes for
2012 were $255. Several urban centers are within
a 2-3 hour drive of the property: Philadelphia (147
miles); Washington DC (127 miles) and Baltimore
(117 miles). Zoning is A1 agricultural-rural district.
The Ward Tract is located in Wicomico County a short
drive west of Salisbury. To access the property take
State Highway 349 west to Royal Oak. The Ward tract is
accessed from the south side of 349 shortly before the
junction with Royal Oak Road.
